Developer Adeyeye Joseph highlights vision behind new Lagos project

The Chief Executive Officer and Founder of Tify Homes & Properties, Adeyeye Joseph, has outlined the vision behind his company’s latest development, David’s Residence, describing it as part of efforts to introduce more intentional design practices into residential real estate in Lagos.

Joseph, in a recent interview, said the project builds on the experience of his earlier development, Project Makinde, which reportedly sold out while still under construction.

According to him, the performance of that project reflected growing buyer confidence in off-plan developments, particularly when backed by developers perceived to have a track record of delivery.

“Project Makinde was just a stepping stone,” he said. “We are rebranding the face of Lagos real estate with David’s Residence.”

The claim, however, places the developer within a competitive Lagos property market where several firms frequently describe their projects in similar terms.

Joseph said the earlier project helped validate what he described as a “thesis” that buyers are more focused on trust and delivery capability than on marketing or low pricing alone.

He added that Project Makinde served as proof that demand exists for developments completed as promised, noting that it influenced the direction of the new project.

On David’s Residence, Joseph said the project is intended to reflect a more deliberate approach to design and construction decisions, particularly in relation to functionality and long-term livability.

He argued that many developments in the city prioritize appearance over usability, citing design choices such as window placements that favour external aesthetics rather than ventilation or resident comfort.

According to him, the goal of the new development is to address such gaps by placing more emphasis on functional design considerations during planning and execution.

Joseph also said the concept for David’s Residence underwent multiple design revisions before approval, a process he described as necessary to ensure alignment with the project’s intended direction.

He maintained that the approach reflects a broader philosophy within the company focused on more structured and intentional development processes.

Meanwhile, the developer disclosed that two units of David’s Residence have already been purchased despite construction not yet reaching foundation stage.

David’s Residence is located in the Oba Akran area of Ikeja, Lagos, with completion projected for about 12 months, according to information provided by the developer.

The project is currently at its pre-construction stage.
