What essentially informed your decision to venture into real estate?
My decision to venture into real estate was born out of a profound commitment to addressing Nigeria’s housing deficit. I recognized the urgent need for innovative and inclusive solutions that would make home ownership attainable for the average Nigerian. This passion for social impact, combined with a vision to transform the real estate landscape, inspired me to create affordable and sustainable housing models that empower individuals and families—allowing them to own homes without enduring financial hardship. Through DYNASQUARE Homes & Properties Ltd., I aim to redefine housing standards and contribute meaningfully to national development.
Many real estate companies focus primarily on profit and cater mostly to the elite. Does DYNASQUARE Homes follow the same path?
Not at all. At DYNASQUARE Homes, our philosophy is rooted in inclusivity and social impact—not just profit. We believe that every Nigerian, regardless of income level, deserves the dignity and security of home ownership. That’s why we’ve designed flexible and convenient installment payment plans tailored to both high- and low-income earners. At DYNASQUARE Homes & Properties Ltd., we’ve taken a proactive and strategic approach to make shelter a reality for middle- and low-income earners. We’ve launched estate developments in key growth corridors such as Ketu- Epe, Ibadan, and Ogun State—areas chosen for their accessibility, potential, and affordability. These projects are specifically designed to serve hardworking Nigerians who aspire to own property without financial strain. To further ease the path to ownership, we offer flexible installment payment plans that allow buyers to spread payments over time. Our mission is clear: to transform home ownership from a distant dream into a tangible achievement for every Nigerian, regardless of income level.
What do you think is responsible for the housing deficit in Nigeria, despite the proliferation of real estate companies?
The persistent housing deficit in Nigeria is largely a result of insufficient government intervention in affordable housing and the lack of an enabling environment for real estate companies to thrive. Despite the growing number of developers, systemic challenges such as inadequate infrastructure, bureaucratic bottlenecks, and inconsistent policy frameworks continue to stifle progress. A recent example is the wave of demolitions in parts of Epe by the Lagos State. Government has not only disrupted housing delivery but also discouraged both developers and investors. For meaningful progress, there must be collaborative efforts between the public and private sectors to streamline regulations, invest in infrastructure, and prioritize inclusive housing policies.
What are the major challenges currently facing the real estate sector?
The real estate sector in Nigeria faces a multitude of challenges that continue to hinder its growth and accessibility. Among the most pressing issues are: Inadequate infrastructure, which limits the viability of new developments and increases project costs; limited access to finance, making it difficult for developers to fund projects and for buyers to secure affordable mortgages; high construction costs, driven by inflation, import dependency, and supply chain inefficiencies; Complex land ownership and regulatory processes, which create delays, legal uncertainties, and discourage investment. Other challenges are depreciation of the Naira, which affects purchasing power and increases the cost of imported building materials as well as Corruption and lack of transparency, which erode investor confidence and inflate transaction costs. Collectively, these challenges contribute to high property prices, sluggish development, and reduced affordability for aspiring homeowners. Addressing them requires coordinated efforts from both the public and private sectors to create a more enabling and equitable environment for real estate growth.
