THE Managing Director, Inclusive Concrete & Engineering Ltd, a Lagos-based real estate development company, and promoters of Excellence Estate in Arepo, Ogun state, Misbau Opeyemi Aminu, an engineer, has noted that delivering high quality homes that are complimented with lush green areas that replicate the ambience of Ikoyi, Lagos is the priority of firm.
Speaking on Excellence Estate, the latest addition to his company’s profile which is built on 20 acres of prime land located near the Journalist’s Estate, Arepo off Lagos-Ibadan Expressway, and about 15 minutes drive from Alausa Central Business District, Aminu said the residential estate which is modelled along the low density ambience of Ikoyi, would be completed in 36 months and prospective investors are expected to get a million naira payback on construction cost as a deal.
Aminu, a civil engineer, stated that his firm, a building and civil engineering construction company established in 2008, has worked with both private and public sectors, various companies like Zenith Bank, GTbank, Vitafoam, Lagos state government and others.
Personal designs
According to the managing director, “The company would bring its wealth of experience in various fields of construction in both the public and private sectors to bear in development of Excellence Estate”.
He stated that the success of the company’s previous projects gave rise to Excellence Estate. “The company is out to do things right and also follow proper routine.
These tenets have kept the company going for a long time. We are not just developers but a construction company with integrity. Excellence Estate is a combination of horticulture and aesthetics. It comprises homes that are fully detached, semi- detached, terraces, and block of flats. “The estate is subdivided into two. We have the built-up area, which is about two- thirds of the land, and the site and service plots that form about one-third of the land”, he said.
Explaining that the built-up area would be strictly regulated and fully designed, he said “This property would be sold either as homes or plots which are developed to stated regulations and design. The remaining one-third affords the buyers to come up with personal designs.
He stated that the buildings could be bought in stages either as carcass, or semi-completed, or fully completed, adding that the completed buildings are targeted at people in the diaspora who are expected to buy and just move into completed decent apartments.
“The carcass stage of a 3-bedroom apartment goes for N9 million; semi completed of three-bedroom is N12 million; while the completed stage of the apartment goes for N16 million. The fully detached comes with 2 Boys Quarters which goes for N24 million at carcass stage, N34 million at semi completed stage and N45 million at completed stage. Others include, the semi- detached with a BQ at N17 million at carcass stage; N23 million for semi completed while the completed building goes for N31million.
“The terraces also come with a BQ at N12 million at carcass stage; N14 million at semi completed stage and N17 million for the completed building.
He stated that the mode of payment is flexible, as 30 per cent could be paid up front, while the balance is spread through 18 months. The Excellence Estate project is being financed by Zenith bank.
