AFTER what was dubbed a very rigorous selection process, the board of the re-developed 1004 Estates Limited has appointed four facility management companies to manage the massive complex located in the highbrow Victoria Island area of Lagos.

The facility managers and the company last week put pen to paper to formally concretise the agreement which will see the companies manage the estate for two years at the first instance.

Messrs Alpha Mead Facilities & Management Services Limited which was appointed the lead facility manager will handle Cluster A and all other shared services in the estate while Briscoe Properties Limited will manage facilities in Cluster B as well as the security of the estate. Filmo Reality Limited and Lloyd Anderson Facility Managers will handle services within Clusters C and D respectively.

Speaking at the formal agreement signing ceremony last week, the Chairman of the Board of 1004 Estates Limited, Mr Hakeem Ogunniran said the company appointed the facility managers to preserve and enhance the value of investments in the estate.

The redevelopment of the imposing complex described as one of the biggest in the African continent was conceived in 2004 when a consortium led by UACN Property Development Company Plc and Union Homes Saving and Loans Plc, acquired the estate from the  Obasanjo-led Federal Government.

Actual renovation however started in 2006 with a completion period of between 18 to 24 months. But work on the redevelopment was stalled following the closure of the site by agents of the Lagos State Government as well as the numerous litigations against the acquisition.

Mr Ogunniran was elated that despite these teething problems, the new-look estate with state of the art facilities, is now fully completed and handed over to the subscribers.

Presently, the estate comprises over 1000 flats arranged in four clusters. The complex has six high-rise buildings and 33 low-rise buildings.

“Each flat is fully serviced with fitted kitchen, pre-paid metre, air-conditioners, washer/dryer machine, water heaters and micro-wave oven. Each of the high-rise buildings has two brand new elevators installed for the convenience of the occupants.

The estate also has a dedicated sewage treatment plant with a capacity of 250 cubic metres per hour and power plant of 10 megawatts capacity,” Ogunniran said.

Continuing, he said: “Our emphasis is on family living and this underscores the huge investments in the provision of neighbourhoods centres in each of the clusters. The neighbourhood centre consists of a gym, club house and swimming pool.

The lawn tennis/basketball court is situated close to the club house to complement the recreation facilities. Also, we have incorporated landscape verges, common open spaces, pedestrian walkways across the clusters and parking spaces designed to add value to the investment of the subscribers”.

To facilitate communication, Ogunniran disclosed that one of the communication outfits is partnering with the Estate to provide ICT infrastructure within the complex.

Ogunirran who threatened to revoke the allocation of those with provisional allotments if by December 31 they failed to pay up, said over 200 families are already living in the estate.

Responding, Mr Femi Akintunde of Alpha Mead Facilities & Management Services Limited and Mrs Sade Hughes of Briscoe Properties Limited pledged to manage the facilities professionally.

The duo decried the lack of maintenance culture in Nigeria and commended 1004 Estates Limited for taking the bold step to contract them, assuring that return on investments would be significant when properties are well maintained.
